Luxury Home Checklist

When searching for a Charlotte luxury home many items should be addressed.  Always start with the location!  This can not be stressed enough!  Make sure your buyers agent is knowledgable about the luxury home community and it's surrounding area.  How long has the community been established?  Find out about it's ammenities.  The high and low price points of sold homes in the neighborhood?  How long is the average days on market?  School information is a key element as well.  Have your experienced buyers agent pull all comps on homes from the area and establish a true market value.  Many Charlotte area luxury homes have a wider price range and only a true professional will be able to help you establish the fair market value. Look at the trim package, the type of hardwood floors, does the home have a sealed and conditioned crawl space, what type of shingles were used, 30 , 40 or 50 year?  Find out who the builder was.  What type of reputation does he have?  Find out the entire real estate history of that property.
